SAI Properties
The SAI Properties Manager is responsible for the operations of Student Agencies’ real estate holdings. Student Agencies owns approximately $5 Million in commercial and residential real estate with 8 commercial tenants and approximately 45 residential tenants. Work focuses on administration, marketing, maintenance, rental and management of 8 commercial tenants and 17 residential apartments. The manager works under the supervision of the CEO, the Building Supervisor and President but exercises initiative and independent judgment in the performance of managerial duties. The average expected time commitment during the academic year is approximately 10 to 20 hours per week. Of these hours, at least 2 hours per day must be spent in the office during business hours.
Job Duties and Responsibilities
Tenant and Community Relations
- Manage the rental of Student Agencies’ commercial and residential properties
- Schedule apartment showings
- Handle all correspondence with tenants
- Supervise tenant move-ins and move-outs
Property Maintenance
- Coordinate tenant repair requests
- Assist the Building Supervisor in building repairs and maintenance issues during the school year
- Hire and manage a cleaning crew for apartment turnovers during the summer
- Schedule apartment inspections during winter and summer breaks to ensure appropriate up-keeping of apartments
Financial
- Work with the CEO and Building Supervisor to create operating budget
- Prepare weekly flash reports and cash flow meetings with supervising team
- Calculate commercial rent adjustments on a timely, annual basis
- Collect and track commercial and residential accounts receivables
- Perform all rent reconciliation reports in a timely fashion
- Compile all expense information invoices
- Prepare analyses of competitors in the marketplace
- Operate efficiently and economically, keeping in line with the yearly budget
Planning and Record Keeping
- Maintain a well organized, up-to-date and efficient filing system
- Develop a proactive maintenance schedule for the properties
- Assure that the Real Estate calendar is reviewed and updated
- Maintain the Real Estate portion of the SAI web site
Marketing
- Manage marketing and advertising for the rental of SAI property
- Develop and implement a marketing and operations plan for the properties
- Build relationships with tenants, vendors and the community by maintaining a high level of professionalism and outstanding service
Legal Compliance
- Maintain all proper legal documentation and make sure the necessary paperwork is on file with the City/Town and respective health/building/fire departments
- Insure adherence to code compliance issues for all of Student Agencies Properties
General SAI Responsibilities
- Contribute to the overall benefit of SAI by participating in meetings, office hours, team projects, and corporate recruiting, orientation, training, and by aiding other businesses in peak times.
- Honor all deadlines and address all action plans delegated by the President and CEO of SAI, and report to them accordingly.
- Ensure a smooth transition for the business successor by maintaining accurate and detailed records of business transactions as well as the issues relating to and resolution of any problems that occurred during the manager’s tenure.
- Update the training manual to ensure its relevance for the incoming manager.
- Foster long-term business growth and development.
